DC Home Mortgages ("we", "us", or "our") is a mortgage brokerage licensed in Ontario (FSRA Brokerage Licence #13152). We are committed to protecting your personal information in accordance with the Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable provincial privacy legislation.

This policy explains what information we collect, why we collect it, how it is used, who it is shared with, and how you can exercise your rights.

2. Information We Collect

We may collect the following categories of personal information:

  • Contact information — name, email address, and phone number submitted through our contact form.
  • Mortgage inquiry details — the service you are inquiring about and any details you include in your message.
  • Usage data — pages visited, time on site, browser type, and approximate geographic location, collected automatically through the analytics tools described in Section 5.

3. How We Use Your Information

We use your personal information to:

  • Respond to your mortgage inquiries and provide brokerage services.
  • Understand how visitors use our website so we can improve it.
  • Comply with our regulatory obligations under FSRA and PIPEDA.

We do not sell, rent, or trade your personal information to third parties for their own marketing purposes.

4. Contact Form & Formspree

Our contact form is processed by Formspree, Inc. (United States). When you submit the form, your name, email, phone number, and message are transmitted to Formspree's servers and forwarded to us by email. Formspree acts as a data processor on our behalf and is bound by a Data Processing Agreement (DPA) that covers GDPR and equivalent Canadian privacy requirements.

5. Analytics & Tracking Technologies

We use the following third-party tools to understand how visitors use our website. These tools may set cookies or use similar tracking technologies. They are activated only after you provide consent through our cookie banner.

Google Tag Manager (GTM-5Q8V785)

Google Tag Manager is a tag management system operated by Google LLC. It loads and manages our analytics and marketing scripts. GTM itself does not collect personal data, but it enables the tools listed below. GTM Consent Mode v2 is configured so that analytics storage is denied by default until you accept cookies.

Google Analytics is a web analytics service operated by Google LLC. It collects anonymised usage data including pages visited, session duration, device type, and approximate location. Data is processed in the United States. We have enabled IP anonymisation. You can opt out of Google Analytics across all sites using the Google Analytics Opt-out Browser Add-on.

Microsoft Clarity (y8q7eskguo)

Microsoft Clarity is a behavioural analytics tool operated by Microsoft Corporation that records anonymised session replays and heatmaps. It may capture mouse movements, clicks, and scrolling behaviour. Microsoft Clarity does not collect payment card or password information. Data is processed in the United States.

6. Cookies

We use a first-party cookie (dc_consent) to remember your cookie consent preference. Analytics and tracking cookies (Google Analytics, Microsoft Clarity) are set only if you accept cookies through our consent banner. You may withdraw consent at any time by clearing your browser's cookies and declining on your next visit.

7. Data Retention

Contact form submissions forwarded by Formspree are retained in our email system for as long as necessary to fulfill your inquiry, and no longer than seven (7) years to satisfy our regulatory record-keeping obligations. Analytics data is retained for 26 months in Google Analytics and 30 days in Microsoft Clarity, after which it is automatically deleted.

8. Your Rights

Under PIPEDA you have the right to access the personal information we hold about you, to request a correction if it is inaccurate, and to withdraw consent to its collection or use (subject to legal and contractual restrictions). To exercise any of these rights, contact us at:

9. Changes to This Policy

We may update this policy from time to time. Material changes will be posted on this page with a revised effective date. Continued use of our website after a change constitutes acceptance of the updated policy.
